Whether you’re a new investor or an experienced investor; you can’t be too prepared or informed when it’s time to make your next acquisition. We understand investment, we’re investors ourselves and we know there is a lot to think about.

 This is the reason we’ve created an easy, step-by-step process for you where you have access to your own personal customer liaison representative through the whole process. We also provide you educational material and personal checklists to ensure everything is covered off to your satisfaction. We do this because we want you to be as relaxed and informed as possible before you take that next step. There is no pressure and no obligation at any point throughout the whole process.

It looks like this…

  1. The process starts by discussing your financial needs and goals with one of our representatives. During this initial call our representative will run through a 24-point investment checklist, to see if an investment property will be a good fit with your investment strategy.
  1. If we determine that an investment property will be a sensible addition to your portfolio we’ll run a basic Tax Gearing Example to test the purchase of an investment property against your current financial position. We believe that investing in property is a vital and very safe way to grow your wealth however, we will not sell a property to somebody who will be financially disadvantaged by the purchase. That said, owning an investment property is far more affordable than many people think! The Tax Gearing example is a quick process, only taking around 15 minutes over the phone and online.
  1. Once you have gone through and satisfied the Tax Gearing example we will provide you with a Custom Investor Analysis Report. This will indicate the level of finance you may qualify for and what owning an investment property will cost you per week / year. In regard to the type of investment property we target, we are looking for areas of predicted strong capital growth and house designs that will appeal to your tenants. As an investor, you want your property grow in value and appeal to your tenants. The right kind of property will attract good tenants who will be happy and stay in the property longer, which reduces ‘in and out’ wear and tear. They will also take better care of the property and your rents will be higher.
  1. Congratulations, you’re still with us and you’re a step closer to either becoming an investor or adding to your current portfolio! From here it’s time to get pre-approval finance prepared. You’re more than welcome to arrange your own finance or, if you’d like us to do the work for you, we can arrange a Finance Broker to be in touch and source the best possible finance for your needs. The benefit of letting us connect you with a Finance Broker is that we have leverage from a national network of the best Finance Brokers in Australia. This ensures you’re getting the best possible deal available at the time. Your Finance Broker will work very closely with you through this whole process and they will become a part of your team so it’s important that you know what is going on. Additionally, you still have access to your Turnkey Property customer liaison representative if you need anything else at all.
  1. This is the really cool bit. We will do all the research to put together the best house and land packages available today in the top performing growth areas around Australia right now. Using the type of property that you discussed in your Custom Investor Analysis Report, we identify up and coming areas and emerging growth suburbs. We will provide you independent research on the areas we select for you that show demographic and economic growth predictions. The area will have established infrastructure ensuring demand with tenants with things like:
    1. Shopping centres
    2. Schools
    3. Transport options
    4. Parks and gardens etc
  1. Once we’ve identified the right property for you we’ll be along side you through the whole process right up to and beyond settlement of the property. Your personal customer liaison representative will be pro-actively keeping in touch with you this whole time and providing you regular updates on the progress of your home. We work closely with property managers to ensure they’re actively marketing your property to make sure it’s got a quality tenant from day 1!
  1. After your tenant moves in the relationship doesn’t end there. We’ll be with you to ensure your property is managed correctly and your tax structuring is correct with things like Tax Variations and Depreciation Schedules.
